So you’ve decided to go to Tulum. You’ve seen the Instagram photos—the swings over the water, the eco-chic boutique hotels, the magical cenotes—and you're sold. But then you opened a hotel map and realized the reality is a bit more complicated.


Tulum is a town with a split personality, and choosing between its two distinct worlds is the most important decision you'll make when planning your trip.


To help you figure out exactly what’s right for you, let's talk about each area, with all the pros, cons, and little secrets.

The Great Divide: The Beach (Zona Hotelera) vs. The Town (Pueblo)

This is the most basic breakdown:

  • The Hotel Zone (The Beach): A long, beautiful stretch of coastline dotted with all the famous hotels, beach clubs, and restaurants. This is the Tulum you see on Instagram.

  • The Town (The Pueblo): The local hub, located about 3-6 miles (5-10 km) inland from the beach. This is where the locals live, and everything is much cheaper, more authentic, and louder.

Between these two, new neighborhoods have sprung up trying to bridge the gap. Let's break it down.

1. The Hotel Zone: The Bohemian (and Expensive) Paradise


The beach road is unofficially divided into three sections:

  • The North Beach Zone (Playa Ruinas):

    • The Vibe: Relatively relaxed, with wide, beautiful public beaches. This area has some of the larger, older hotels.

    • Perfect For: Families and anyone looking for easy access to the Tulum Ruins and public beaches.

    • Pros: The best beaches for swimming, less crowded than the central zone, close to the ruins.

    • Cons: Fewer trendy restaurants and bars within walking distance.


  • The Middle Beach Zone:

    • The Vibe: The heart of the party. This is where you'll find the most famous beach clubs (like Papaya Playa Project), the trendiest restaurants, and the most expensive boutiques. The vibe is "see and be seen."

    • Perfect For: Young people, party-goers, and anyone who wants to be in the center of the action and isn't afraid to spend money.

    • Pros: You're in the middle of the scene; everything along the beach road is within walking distance.

    • Cons: Extremely expensive (both lodging and food), very loud on party nights, and the beaches can be crowded.


🛏️Recommendation (Social Vibes & Nomads): If you are looking for a young, free-spirited, and dynamic atmosphere right on the water, Selina Tulum is the classic choice. It is the perfect place to meet people from all over the world. The place offers everything—from glamping tents and dorms to private suites, complete with a coworking space, yoga decks, and beach parties.


💡 My Tip: Pay attention to the season. December to April is party season, and Selina is at the heart of the action. 🛏️Recommendation (Iconic Location & Luxury): You know that famous sculpture of the wooden woman opening her chest ("Ven a la Luz")? It's right here at the entrance. Ahau Tulum is the embodiment of Tulum's boho-chic vibe. Think luxury wooden cabanas on the sand, a restaurant with insane ceviche, and a "jungle luxury" atmosphere.

  • The South Beach Zone:

    • The Vibe: The most "Instagrammable" area, with the famous eco-chic boutique hotels, romantic candle-lit restaurants, and a jungle-chic atmosphere.

    • Perfect For: Honeymooners, yoga and wellness enthusiasts, and anyone seeking the ultimate "Tulum chic" experience.

    • Pros: Breathtakingly beautiful, unique atmosphere, excellent restaurants.

    • Cons: Astronomically expensive. Infrastructure is less developed (power from generators, spotty cell service).


Recommendation (Ultimate Luxury & Romance): If your budget allows and you're looking for the absolute peak of Tulum luxury, Be Tulum is the answer. This is a boutique hotel surrounded by tropical jungle, where every suite is designed with natural materials, and many feature private pools. It is the place to disconnect from the world and feel like you're in a private paradise.

2. Tulum Town (Pueblo / Centro): The Authentic & Affordable Option


  • The Vibe: Lively, colorful, loud, and real. Here you’ll find taco stands, local bars, souvenir shops, and tons of hostels and small boutique hotels.

  • Perfect For: Backpackers, budget travelers, and anyone who wants to experience the local culture and easily go on day trips.

  • Pros: Significantly cheaper! Both lodging and food cost a fraction of the price on the beach. It has a great atmosphere and fun, unpretentious nightlife. It's also a better base for exploring cenotes and other nearby sites.

  • Cons: It's far from the beach. You will need to take a taxi (expensive!), rent a bike (highly recommended!), or a scooter to get to the ocean every day. It can be very noisy at night.


🛏️Recommendation (Budget, Parties & Jacuzzi): Want to feel at home but with a party vibe? Che Tulum Hostal is a local legend. It’s the only hostel in Tulum with a jacuzzi (!), a huge pool, and a perfect location right across from the ADO bus station. It is excellent for making new friends, with free salsa classes and evening parties.

🛏️Recommendation (Quiet Boutique & Value): If you want to be central but sleep peacefully in a "little oasis," go for La Tulumena Hotel. It’s a charming small boutique hotel with bamboo design and an internal garden. The rooms are clean, the AC is excellent (crucial!), and the price offers amazing value.

3. The "In-Between" Neighborhoods: The Best of Both Worlds?


In recent years, new neighborhoods have developed between the town and the beach.

  • Aldea Zama:

    • The Vibe: A new, master-planned community with paved roads, modern apartment buildings, chic restaurants, and boutiques. It feels a bit like an upscale, self-contained bubble.

    • Perfect For: Families, couples, and digital nomads looking for comfort, modernity, and security.

    • Pros: Excellent infrastructure (good Wi-Fi, paved roads), safe and quiet, located halfway between the town and the beach.

    • Cons: Lacks authentic Mexican character. You will still need transportation to get to either the beach or the main part of town.


  • La Veleta:

    • The Vibe: A neighborhood right next to town that is developing at a rapid pace. It's filled with gorgeous Airbnb villas and condos with private pools.

    • Perfect For: Those looking for beautiful, high-end accommodation at a better price than the beach, who don't mind being a bit remote.

    • Cons: It's a construction zone. Most of the roads are unpaved and turn to mud in the rain. It can be noisy due to construction. Wi-Fi and electricity can be unreliable. Renting a car or scooter is highly recommended if you stay here.


Recommendation (A Hidden Gem): True to its name, the Little Gem Hotel Tulum is an intimate boutique hotel that offers exactly what you look for in La Veleta: balance. On one hand, you get peace and quiet with a shaded pool, and on the other, easy access to local restaurants.
